We have only a few weeks remaining of summer.  Schools will be back in session and the real estate market in Raleigh will turn a corner.  In my experience, there are more serious buyers in the Fall then other times of year.  If you are looking to buy a home in the Fall then chances are you are not kicking tires but rather, you need to move.  This should be encouraging to sellers because you know the buyers are more serious.  

Some sellers start feeling nervous about their home selling and so in which case they may reduce their asking price to encourage more buyers.  Let's take a look at the numbers to see where we are at as the summer time starts to wane.  

Raleigh Real Estate Trends

Days On Market - 90 days for homes sold in the last 6 months

Days On Market - 126 days for homes currently under contract

Days on Market - 105 days for homes currently still for sale

 

Average Price - $282,372 for homes sold in the last 6 months

Average Price - $299,168 for homes currently under contract 

Average Price - $427,740 for homes currently still for sale
